I really like a new construction house that is being built and want to put an offer in.
It’s a new construction neighborhood, all going up at pretty much the same time. For the particular model i want, they are asking $150,900.
it already comes with lots of custom upgrades such as granite, hardwood kitchen, appliances, custom cabinets, etc.
I’m wanting them to pay the closing costs.
Would it be fair to offer $150k with them paying closing costs and a couple small upgrades such as extra electrical outlets and lights in the closets.

It’s new construction - there is usually no negotiating. You can try and have them throw in a couple of upgrades, but I doubt they’ll pay closing costs.
For a 150,000 home, the closing cost will be around 3,000., not a big deal to ask. But the closing document is so complicated, they may say no, still they add in different way that you can not notice.
