I have two houses I’m looking at right now with my mom, and I can’t decide between the two, but it is down to these two (after months of searching.)
House #1.
Nice kitchen, nice dining room, small but usable living room, big bedroom with spa bath, 3 very small rooms upstairs with a bathroom large finished basement.
however, because of phsyical limitations, I’d need to add a second bedroom/bathroom on the main floor, which is estimated at $60,000 to carpet, tile, furniturize and such. the basement underneath would be unfinished.
The carpeting is kind of eh, so it would eventually have to be removed and changed at my cost. but it comes with appliances.

The other house is a new construction. Up to code, hardwoord floors being installed throughout except in the bedrooms (carpeting/flooring will be our option.)
There are 2 bedrooms upstairs with 2 bathrooms, the kitchen/dining room and living room would basically be combined into one. one of the upstairs bedrooms can be turned into a small/medium sitting room with a futon bed/couch for guests if necessary
Downstairs I’d have my own apartment area, a computer room that can be turned into a spare bedroom with either a full sized bed or a pull out futon. one room would be a sitting room that can also be turned into a spare bed for company. and then the large bedroom with a bathroom.
It would have privacy, so I can still have my own company without feeling like I’m imposing on my mom’s living area.
the house doesn’t come with appliances, and the basement flooring is my responsibility as would landscaping.
We’re thinking with everything it would be an out of pocket expense of $40,000.
so for the one house we have guest specific rooms, a rec room downstairs and for $60+ I’d be gaining a bedroom on a bedroom and bathroom.
The other house we’d have to improvise for guests/living space, but I’d have an apartment downstairs, and it would be less out of pocket to buy appliances and furnishings with flooring.
but of course I’d have to give up the two spa baths the other houses came with. lol.
so I’m really torn. Any advice
we are really leaning to the new construction house.
It is built by a college program. They do one every year and everyone who buys these houses, rave about them.
the taxes are less at the new construction than at the house where we’d have to add.
I think we’re really there when it comes to getting the new house especially after what you said. I didn’t even take into consideration, what if I’m not happy with the addition. at least I know what I’m getting with the new house.

I’d go with the second one. Adding on to the house would be a lot of trouble and annoyance. Plus, there will probably be more expenses that come up as they build. You may not even like the result. The second house is finished. You know what you’re getting. You won’t have to change the flooring either. If you really want to, you could turn the basement into a guest room eventually. Meanwhile, you have lots of room for guests with a little improvising. And it’s new. Anyway, that’s my opinion. Do you really love one house more than the other. Is the homeowners association or other such expense more at the new house.
I would go with #2 also. Not having a bathroom (at least a powder room) on the main floor is a major drawback.
