		<description>You didn&#8217;t say what state or country you are in but it seems very low. Great place for a single retired person and they can have a business in the property but it is too small to do much business.</description>

		<description>Have you had it appraised.  That has way more to do with the value, when we sold our home they told us that the outer appearance when driving through the neighborhood was very important in comparison, paint, landscaping, and lawn included, having great impact (aesthetic appeal) on the comparisons in comparison value.  I also know that homes with one bath are far less valuable than those with 1 3/4 baths or 2 bath.  Hope that helps.</description>

		<description>I skipped all of the above, because I don&#8217;t need any of it to answer:  If it&#8217;s not selling in a time frame that&#8217;s acceptable to you, then you&#8217;re asking too much.  If you&#8217;re in no hurry, you can hold out for top dollar.  If you&#8217;re time pressured, the surest way to make the sale is lower the price (of course, you can always make some cheap improvements that may spruce things up if applicable - e.g., repaint, some landscaping improvements, etc.).</description>

Maybe a local company is looking for a new office, and could buy your home and just refit it as a 5 room office.</description>
