We are asking $59,900
The property is actualy Commercial property also.
There are a few houses that are listed cheaper and a lot more that are listed higher. I’m just wondering if the 1 bedroom is going to hurt us.
We consider it to be a 2 bedroom home. Because the second room doesn’t have a closet and you have to walk through it to get to the kitchen it has to be considered a den.
We are using it as a nursery.
And that doesn’t answer my question at all.
We did a lot of remodeling. There’s a new garage door. Completely new bathroom. There was a door from the master bedrrom to the kitchen but closed it off put the refrigerator where the door was and put in a dishwasher where the refrigerator was. The door going to the basement was through the bathroom but we changed it to go through the laundry room. The living room and kitchen were carpet but we torn it up and refinished the hardwood floors underneath. Put new carpet in the master bedroom and nursery (”den”). All new paint in all rooms. The master bedroom had horsehair plaster on the walls and we retextured it. The portch is newly painted. Outside siding has been presurewashed so it’s clean. The house was never grounded and we had that done. There’s a new furnace. The chimney that was in the house was enclosed so we tore it out and put a huge walk-in closet in the master bedroom.
Our agent said to have who ever is buing the house to be the one’s to get it appraised.
It’s in West Virginia
They are putting in a new indoor water park resort not even 2 miles away.
In Jan 2008 the tax assesed value went up 60%. Not sure if that matters or not.

We thought that since it’s zoned comercial we would have to sell it comercial, but the agent said they were listing it as residential and comercial. Although I haven’t seen it listed as comercial yet. And the agent also did the price. We are using the same company that we bought the house from.

One bedroom homes have a lower marketability. Plus, you are zoned commercial.
You didn’t say what state or country you are in but it seems very low. Great place for a single retired person and they can have a business in the property but it is too small to do much business.
Have you had it appraised. That has way more to do with the value, when we sold our home they told us that the outer appearance when driving through the neighborhood was very important in comparison, paint, landscaping, and lawn included, having great impact (aesthetic appeal) on the comparisons in comparison value. I also know that homes with one bath are far less valuable than those with 1 3/4 baths or 2 bath. Hope that helps.
Could be the most beautiful home i the neighborhood but is only a one bedroom, nobody repeat nobody wants a one bedroom home even more so in todays market.
I skipped all of the above, because I don’t need any of it to answer: If it’s not selling in a time frame that’s acceptable to you, then you’re asking too much. If you’re in no hurry, you can hold out for top dollar. If you’re time pressured, the surest way to make the sale is lower the price (of course, you can always make some cheap improvements that may spruce things up if applicable - e.g., repaint, some landscaping improvements, etc.).
usually, if it’s zoned commercial it can’t be used as residence - i asume the listing agent did a comp study - the rooms are rather small and the house is very old - the 60K is what he suggested.

If the house is so small and only 1 bedroom, it maybe in the best interest to sell as Commercial . The highest and best use iS what is always best to sell property as.
Maybe a local company is looking for a new office, and could buy your home and just refit it as a 5 room office.
